Understand lot types, orientation, privacy levels, premiums, and flood zones — then use the AI lot matching tool to find the right homesite for your floorplan and lifestyle.
Lot types
Standard, premium, cul-de-sac, waterfront, and conservation lots each carry different premiums and lifestyle tradeoffs.
Orientation
South-facing lots get bright, even light (great for offices and solar). North-facing lots stay cooler and even — ideal for quiet retreats.
Privacy levels
We rate privacy 1–5. Conservation and cul-de-sac lots score highest — no rear neighbors and low traffic.
Premiums
Premiums range from $0 (interior standard) to $90K (estate cul-de-sac). We surface every premium before contract.
Flood zones
Some waterfront lots sit in flood zones. We flag these and lower match scores, but elevation reports can unlock great value.
Floorplan fit
Every floorplan lists compatible lot types. Cross-reference the Floorplan Explorer to avoid mismatches.
